Washington Post columnist Neal Pierce is the unofficial filter for the mainstreaming of new concepts in urbanism. When Pierce calls a trend, you know it's moved beyond the edge and really solidly into the national debate. His latest? Green building.

The economics have ALWAYS been fine for green building. With one exception Neal fails to mention. In our wonderful system neither the BUILDER nor the OWNER nor the BANK typically pays the utility bills. This is the problem. I guess when we reach the 1000% return they mention, maybe our system will slowly allow some change.
